Homeowners insurance is not only about getting a “good deal”. In fact, when you focus only on price, you are most likely getting a cut-rate, discount product that will not include all of the cooverage you need. We pay attention to all of the details of your policy. Here are some important elements of your homeowners protection that not every company or agent will include:
DWELLING/STRUCTURE COVERAGE: Three things have driven up the cost of home insurance, 1) Inflation, 2) A shortage of skilled labor and 3) More weather activity, are driving up the cost of home insurance significantly over the last four years. Call us for a current analysis of your policy limits to make sure you are adequately protected.
EXTENDED REPLACEMENT COST: One way to protect against being underinsured is the extended dwelling replacement cost coverage. This endorsement will add an additional 125%, 150%, 200% or – Guaranteed Replacement. For this ERC extension to apply, it’s important that the square footage of your home is correctly stated on the application and policy. If not, the extended dwelling replacement can be void, and you can even be subject to a co-insurance penalty. Some of the conditions for this endorsement to apply are below. If you have finished your basement or made other improvements, be sure to notify your agent. Recently, a representative of a large online company told us: “we give people what they ask for, not what they need”. Do not risk underinsuring your home. This is too common with online insurance companies who will offer lower coverage to earn your business but when there is a claim, you will not have the coverage you need. CONTENTS COVERAGE: If you have extra-valuable items such as jewelry or tools that are used in a business, contact your agent about additional endorsements. Every policy will have some limits and exclusions and if your contents are out of the ordinary, look into additional coverage. ADDITIONAL LIVING EXPENSE: Pays for you to live in another home while your home is being rebuilt after a covered loss. Rebuilding is a lengthy process these days, make sure you have adequate coverage.
PERSONAL LIABILITY: Covers if a visitor of your home is injured on your property. Your policy will pay only if you are negligent and responsible for the third party’s injury. The most common claims are a trip and falls or dog bite claim. Many companies will limit or exclude coverage for certain breeds of dogs. For a complete list, click on the link that follows. Dwelling, Contents, Additional Living Expense and Personal Liability coverage seem to be the primary four coverage limits companies or agents pitch when offering homeowners insurance.

SERVICE LINE PROTECTION: Pays to replace or repair the main water/sewer line from your home out to the street. Not all policies offer Service Line coverage and there will be limitations based on the age of your home so it is always bast to ask. WATER SEEPAGE & LEAKAGE: Will pay for “hidden” water damage that has occurred from a slow leaking water pipe, commonly behind a cabinet or wall. This additional endorsement removes the confusion about whether a water loss is sudden or accidental. The limit for Water Seepage & Leakage is normally $10,000 but higher limits can be purchased. Water Seepage & Leakage Explained
ORDINANCE & LAW: Pays to rebuild the undamaged, portion of your home to code in the event of a loss. An example is if you have an electrical fire in one part of your home, the insurance company will pay to replace the electrical system that is damaged in the fire but not the part of the electrical system in the remainder of the home that the building permit will most likely require you bring to code. Ordinance & Law will cover this expense up to the limits in the policy, typically 10%. Some agents leave this coverage out to save on cost because they do not understand the need. Make sure your policy includes Ordinance & Law.
DAMAGE FROM A SPRINKLER OR EXTERIOR WATER PIPE: Utah is a unique property insurance state. Almost every home has a basement and an irrigation system. When an irrigation pipe breaks and the water runs into your basement, you are most likely not covered unless you are insured with a company that covers this type of risk. Ask your agent, know your policy, and if you have a finished basement and irrigation system, make sure you are covered.
INLAND FLOOD: Is broader and less expensive than traditional flood insurance. It can be added onto your homeowner’s insurance policy and will also cover damage to your basement, something flood insurance does not cover. Different levels of coverage that can be purchased. With a sharp increase in sudden, convective storms, you may want to consider Inland Flood, this coverage has been very beneficial to a few clients at Anderson Insurance Group.
WATER & SEWER BACKUP: The limits of this coverage are not as important as they may appear because most water & sewer backup losses occur “on premises” so the limit does not apply. Nevertheless, a basic limit of coverage should always be included. Water & Sewer Backup Coverage, Do You Need It? | Anderson Insurance Group
