What Is Service Line Coverage?
Service Line is an optional endorsement you can add on to a Homeowners or Landlord Insurance Policy. It provides coverage for damage to underground utility lines that run from the home to the street. Damages covered by this endorsement include if the line leaks, cracks, freezes, or if a tree root causes damage to the line. These service/utility lines are typically buried 2-4 feet underground, and coverage extends to:
- Water Line
- Sewer Line
- Electrical Line
- Gas Line
If one of these lines suffers damage or fails, this coverage can help pay for the cost to repair or replace the damaged portion of the line. Without this crucial coverage, repairs to underground lines are excluded from a standard Landlord & Homeowners Policy.

Coverage Highlights
Broad Coverage – Covered service lines include exterior underground piping and wiring providing one of the following services to the residence: communications, compressed air, drainage, electrical power, heating, waste disposal, and water.
High Limit and Low Deductible –Coverage ranging from $10,000 to $15,000 (depends on which company you go with). Some offer only $10,000, while others go all the way up to $15,000. However, the deductible is almost always a flat $500. Double-check with your carrier and your agent to confirm the limits and deductibles.
Excavation Costs – After a covered loss, provides coverage for the necessary and reasonable excavation costs that are required to repair or replace the damaged covered service line.
Expedited Repair or Replacement – Accelerates recovery by paying the necessary and reasonable extra costs to expedite repair or replacement.
Coverage for Outdoor Property – After a covered loss, provides coverage for outdoor property (including but not limited to trees, plants, lawns, walkways, and driveways) that is damaged as a result of a service line failure.
Is Service Line Coverage Available on Utah Rental Properties?
Yes–but not always. Eligibility for this coverage depends on the carrier’s guidelines. These guidelines change over time, and it’s important that you work with a knowledgeable agent who understands and keeps up to date with the latest updates. The most common restriction is property age. Many carriers do not offer SL coverage on properties over 50 years old OR built prior to 1960. That means a large percentage of older Utah Rental properties may not qualify. Fortunately, some companies do offer SL Coverage regardless of the property age (and our agency represents several of them). However, some companies will reduce the limit if the property is over a certain age. Eligibility depends on factors such as prior claims history, update year, and overall property condition. Consult with your agent to confirm what coverage options are available to you.
What If My Rental Doesn’t Qualify?
